A property can look affordable at booking and still stretch your finances later. That is why choosing an off-plan home in Dubai requires more than checking the deposit or monthly instalment.
The important question is whether you can meet every payment, including the balance due when the property is ready.
For buyers in Dubai and Australians investing from overseas, a clear cash-flow plan helps turn a promising opportunity into a purchase that fits their budget.
Understanding Your Off-Plan Payment Schedule
What Do Payment Plan Ratios Mean?
An off-plan payment plan spreads the purchase price across agreed stages. A construction-and-handover plan labelled 70/30 generally means 70% before handover and 30% at handover.
Emaar’s buyer guide gives an 80/20 example: 80% during construction and 20% on handover.
Reading the Sale and Purchase Agreement
However, a headline ratio does not explain the booking amount, instalment dates or payment triggers. Request the complete schedule for the specific unit and reconcile it with the sale and purchase agreement, commonly called the SPA.
Is the Booking Payment Included?
Check whether the booking payment is included within the first percentage. Otherwise, you could mistakenly add it twice when preparing your budget.
Comparing Payment Plans in Actual Dirhams
An AED 1.5 Million Comparison
Consider a hypothetical property priced at AED 1,500,000. The table assumes each first percentage includes the booking payment and all construction payments, with the remainder due at handover.
Plan Total before handover Balance at handover
40/60 AED 600,000 AED 900,000
50/50 AED 750,000 AED 750,000
70/30 AED 1,050,000 AED 450,000
These are calculations for illustration, not advertised offers. They exclude fees and other costs.
What the Difference Means for Your Budget
The 40/60 structure keeps AED 450,000 more with the buyer during construction than the 70/30 structure. It also requires AED 450,000 more at handover.
Our practical assessment: compare the largest payment with funds you can reasonably access, rather than choosing solely on the smallest initial commitment.
Building a Payment Calendar Before Booking
Turn the developer’s schedule into a calendar showing each amount, due date and funding source.
For every instalment, ask: will this come from existing savings, future income or borrowing that still needs approval?
Fixed Dates and Construction Milestones
Distinguish fixed dates from construction milestones. If a payment depends on progress, ask how that milestone is confirmed. DLD’s guidance addresses buyers’ entitlement to completion information for schedules tied to construction progress.
Also ask what happens to payment dates if completion changes. Obtain the contractual answer in writing.
Test a Change in Your Finances
A useful stress test is to assume a temporary reduction in your income. Could you keep paying without using money reserved for essential household or business expenses?
Budgeting for Registration and Ownership Costs
The purchase-price schedule is only part of the commitment.
DLD Registration Fees
DLD’s initial-sale registration service lists 2% of the sale value for the seller and 2% for the purchaser, making 4% in total. Confirm the allocation agreed in your purchase documents and any developer contribution. The service also lists additional charges. dubailand.gov.ae
For the hypothetical AED 1.5 million home, 4% equals AED 60,000. If your agreement assigns that full amount to you, budget for it separately from the property-price instalments.
Expenses at and After Handover
Request an itemised cost sheet covering applicable registration, administration and any agreed brokerage charges. For the completed home, allow for service charges, utility connections, furnishing and property management where relevant.
Check when each expense becomes payable. Several smaller costs arriving alongside the handover balance can materially increase the cash required that month.
Understanding Post-Handover Commitments
A post-handover plan allows part of the purchase price to be paid after receiving the keys, as Imtiaz explains in its FAQ. real.imtiaz.ae
That can spread the commitment over a longer period, but instalments may overlap with ownership expenses.
Planning for an Investment Property
For an investment property, prepare a budget that can cope with a period without a tenant. Expected rent should be assessed after operating costs and vacancy, rather than treated as money already available.
Planning for Your Own Home
For your own home, compare the continuing instalments with your other financial commitments. Ask whether extending the schedule changes the purchase price or other terms.
Verifying the Project and Payment Destination
Confirming the Project Escrow Account
DLD explains that off-plan buyer payments are deposited into the project escrow account. Verify the account details before transferring purchase instalments and independently confirm any request to change bank details.
Checking Project Status and Registration
Use DLD’s Project Status service or Dubai REST to check the project and available developer, progress and escrow information. dubailand.gov.ae
Ask for your provisional registration documentation as well. DLD’s initial-sale service registers off-plan units through Oqood and issues a provisional registration e-certificate.
A flexible payment schedule should be considered alongside these checks and the property’s location, layout and suitability.
Extra Planning for Australian Buyers
Allowing for Exchange-Rate Changes
If your savings or income are in Australian dollars, prepare your budget in both AUD and AED.
A fixed AED instalment can cost more AUD if the Australian dollar weakens. Include transfer charges and test a less favourable exchange rate; do not base affordability solely on today’s conversion.
Frequently Asked Questions
Is a 40/60 Plan Better Than a 70/30 Plan?
It depends on your cash flow. In our example, 40/60 requires less before handover but a larger final payment.
Are Registration Fees Included in the Payment Plan?
Do not assume they are. Obtain a written breakdown separating the purchase price from fees and confirming who pays them.
Does a Post-Handover Plan Guarantee That Rent Will Cover Instalments?
No. Prepare for vacancy and ownership costs, and assess the instalments independently of projected rent.
Can I Rely on a Future Mortgage for the Handover Balance?
Treat financing as unconfirmed until the lender assesses your circumstances and the property. Ask about eligibility early and prepare an alternative funding plan.
How Can I Check the Project’s Status?
Use DLD’s Project Status service or Dubai REST and match the official project details with your purchase documents.
